Start with the house, then the street, then the market.
I start with your house and work outward: the sales a buyer would compare it to, the listings they could buy instead, and the details that push the price up or down.

The homes for sale right now. A sale from six months ago counts for less if three similar houses just listed down the street.

Which repairs or updates would move the price, and which ones you can skip.

A view, irrigation water, a bigger lot or a quiet street can each add to the price, as long as buyers in your price range care about it.

A range I’d be comfortable defending to a buyer’s agent and an appraiser, along with the sales that support it.
