Here is what working with me looks like, from the first walk-through to closing: what we decide before the house is listed, what happens once it’s live, and how we handle offers.

Before you call

You don’t need to have decided anything.

The first meeting

It starts with a walk through the house.

We’ll go room by room, looking at the house the way a buyer will on a first showing, and I’ll tell you what I’d fix and what I’d leave alone.

I’ll bring the recent sales and current listings I think buyers would compare yours to. Before I leave, you’ll have a price range and the reasoning behind it, including which sales I left out and why.

If the timing isn’t right yet, that’s fine. You’ll still have a number and a short list of what to do, and you’re under no obligation to use either one with me.

Before it’s listed

Four decisions come before the photos. Most of what happens after the listing goes live follows from them.

The groundwork happens before anyone sees the house.

How I think about it

Spend money where a buyer will see it, and nowhere else.

Usually that means paint, lighting and a deep clean before anything bigger. If a larger project would pay for itself, I’ll say so, and I’ll say so when it wouldn’t.

Price

Set from nearby sales and the listings you’d be competing with, then checked against the price ranges buyers actually search.

Prepare

A short list ranked by cost, so you can decide what’s worth doing before photos.

Present

Photos, the listing description and the first showings, planned so buyers see the home’s best features first.

Respond

How often we’ll talk, what I’ll report back each week, and how showings and feedback will be handled.

Once it’s live

You’ll get an update from me every Friday.

It covers the week’s showings, online saves and agent comments, and what I think they mean for the price and the plan.

A slow week in January means something different from a slow week in May.

Winter is usually quieter here, and so are the weeks around the holidays. I’ll tell you when a slow stretch is the season and when it’s the price.
