Your competition is a few streets away.

Much of Southeast Grand Junction was built as subdivisions on former orchard land, so many homes share an age and a layout with their neighbors. A buyer can tour three or four of them in an afternoon and will notice which one has the finished yard and the fresh paint.

Local Details

Before anything else, I’d check whether your address is in the city or the county.

City address or county address?

Pear Park was planned by the city and the county together, and it shows on the map. Some streets are inside Grand Junction city limits and others are still unincorporated Mesa County, sometimes a block apart. Buyers ask which one they’re getting, so have the answer ready.

The orchards left something behind too. Some lots still get irrigation water through the canals and ditches that once fed the fruit trees. If yours does, put it in the listing: buyers who want a green yard or a garden look for it.

The south edge is the Colorado River. Corn Lake, part of James M. Robb Colorado River State Park, sits at 32 Road, and the Riverfront Trail runs west from there to 29 Road. A home within a short walk or ride of the trail should say so.

The 29 Road bridges cross the river to Orchard Mesa and cross the Business Loop toward Patterson Road. Either side of town is a short drive, which matters to a buyer weighing this area against Clifton or Northeast Grand Junction.

When the homes are alike, the one that’s ready wins.
