Redlands Seller Guide

Selling in the Redlands.

Two Redlands homes can look alike on paper and sell very differently. The view, the lot and the feel of the street make the gap.

Same square footage, different price.

In the Redlands, a clear Monument view, a more private lot or a quiet cul-de-sac can separate two homes that otherwise match. Comparing yours only to homes of a similar size can miss that, in either direction.

In the Redlands, I’d start by walking the lot, then the floor plan.

A great setting still needs the house to hold up.

Buyers come to the Redlands expecting something a little special: a view, room between neighbors, a yard that feels like its own place. When a home delivers that, it can justify a higher price than similar homes elsewhere in town.

When the setting is ordinary, say limited views or a busier road, it’s better to price and describe the home honestly around its other strengths. Buyers here notice quickly when a listing promises more than the backyard shows.

Homes in the Redlands range from older ranch houses to newer custom builds, sometimes on the same road. That makes condition important. An older home in a great spot may still need clear answers about the roof, windows and systems before a buyer commits.

Good photos of the outdoor spaces, taken at the right time of day, often do more for a Redlands listing than extra shots of the interior.

The view gets buyers to the showing; the house has to carry the offer.
